Saving for Retirement

As I wrote an earlier article entitled My Story, I grew up in a small farming town in Southeastern Arkansas. One of the things I grew to love was vegetable gardening. Beginning in early Spring and going into Fall, you can find me planting and/or cultivating something. This activity became a great learning tool for me as I began my journey to more of what I wanted from life. To me, gardening is analogous to saving for retirement.

First of all, I have to decide what vegetables I want to harvest from my garden. That decision dictates what kinds of seeds to purchase. I have to enter into negotiations with my wife to determine how much space I can allocate to the garden. I have to prepare the soil by removing unwanted weeds, grasses and debris; and adding appropriate nutrients and conditioners. I have to decide how much space to allow for each kind of vegetabJustify Fullle. Finally I have to prepare the rows and plant the respective seeds.

You may remember in an earlier article I mentioned that many people, perhaps you are one of them, have difficulty determining what they want to improve in their lives. To help with this decision, I suggested the preparation of a "do not want" list; a list of things, people and conditions that are not wanted now nor in the future. That list might include "a shortage of money", "critical and non-supportive people", and "beliefs that are limiting". A "do want" list would be just the opposite, item by item, of the "do not want" list and would include such wants as "an abundance of money", "people that are inspirational and supportive", or "beliefs that are expansive and aligned with what you do want".

Why not consciously plant a garden in your mind? The "do want" list should be used to determine the thought "seeds" to plant and care for in your mind and the harvest to expect in your experiences. I would hope that somewhere on the "do want" list is an increased capacity for saving for retirement and to live more of the life you want to live now. The "do not want" list is synonymous with weeds, grasses, and debris that must be "removed" from the garden of your mind. In reality, "do not want" thoughts and images are never literally removed. Your job, as it were, is to switch your focus away from them to the "do want" thoughts and images.

Asset Finance

Asset finance allows companies to collect funds for the purchase of assets they might need to make their businesses run successfully. At times, paying a huge amount of cash at one time for buying assets can be really hard to manage. Moreover it would significantly affect the company's working capital. With asset finance one can raise the capital to buy assets and the money can be returned to the finance company through regular payments over an agreed period of time.

Moreover, a Lease Purchase agreement is based on either a fixed or variable rate. The monthly instalment can be reduced by the inclusion of a balloon.

Contract Hire

In Contract Hire, a rental agreement is made between the supplier and the customer. Here the customer hires the asset for a fixed period of time and after the completion of the period, he returns the asset to the supplying dealer. With contract hire, the customer gets the chance to use the new asset without the risks associated with ownership.

Finance Lease

With finance lease, one can get up to 100% finance for the acquisition of plant equipment required in a business. Here, the ownership of the goods remains with the finance company which rents the goods to the hirer over a predetermined period. Initially, the hirer needs to pay the documentation fee and an initial payment of a multiple of rentals. The remaining cost of the asset is paid back over the agreed time period.

Operating Lease

Here an agreement is made to rent the asset for business purposes for a predetermined period. At the expiry of the agreed lease, the asset is either returned to the financier or an offer to purchase it for a mutually agreed price is made. One major line of difference between an operating lease and a finance lease is that the primary rental period for an operating lease does not cover all the capital costs and the hire charges.

Looking at these various types of asset finance, it would not be tough to choose one for buying expensive equipment without forking out a huge sum of money at one go. But it is essential to understand asset finance and its various types properly before applying for it.

There are many finance companies that can help one to get competitive and tailored asset financial solutions to suit one’s personal and business requirements. It is advisable to take professional help to avoid any sort of complications in the future. One can take help from any reputed asset finance based consulting company to get a better deal for one’s business.

Avoid Charity Fraud Scams

There are a lot of charities around and a lot of people help them by contributing any amount they can. But did you know that some of them happen to be scams? Yes there are people who do such things so you should know which ones are legitimate.

If a certain charity asks you for a donation, do a background. You can do this by asking your state or local consumer agency if this charity is registered with them. You should also ask what the charity does and where there proceeds go because they are required by law to file an annual report.

Another way you can check if the charity is legit is by calling the IRS or internal revenue service. This is because charities are exempt from paying tax and usually given 501(3)c status.

You should be more careful when you get an email that asks you to contribute a certain amount because most of these are fraudulent. It is much harder even to tell if the charity is fraudulent or not when the criminals who do this use similar names to a well known charity.

Some criminals have even stooped down to making a fraudulent charity that is supposed to help police officers and firefighters. There have been incidents where they claim that the money they collect will be used to support the families of those who have died in the line of duty but the truth is that no money goes to them. To be sure, you should contact your local police or fire department and asks if such a charity exists.

There are also fraudulent charities that appear when there are natural or man made disasters. Most people will give whatever they can but to be sure, do some checking first.

If you feel like giving something in cash or in kind, make sure that this is given directly to the charity. You can drop this off directly at their nearest office or write a check out to the charity's proper name. They should give you a receipt or a document saying they accepted your contribution. The same goes when you give something through the web.

Should you are being pressured to give cash or something in kind immediately, chances are this charity is fraudulent so don't give it to them, report this directly to the proper authorities and give it to a more legitimate charity.

A Win, Win, Win

What you give out to the Universe you will eventually receive that back from that Universe, but 10 fold! So if you give out lies, cheating, greed, and all round nastiness. Guess what you will receive, but 10 times more! Lies, cheating, the greed of others, and all round nastiness from others. Hey it's the law.

Conversely if you give out truth, fair-play, generosity, and all round kindness. Guess what you will receive? All of that back, but 10 times more. Hey it's the law!

Every business deal must be a win, win, win!

It must be a win for you. A win for the person you are selling (whether that be a product, a service or an opportunity) and it must be a win for the company you represent. if you were to cheat anyone of the 3, the deal will ultimately fail and so will you!

many many people a lot smarter than me, have said over and over again. Find a way to serve the many and you will ultimately serve yourself.

Focus on the other person's needs, wants, and desires. Help other folks achieve results and your results will explode. Learn to really listen to what others are saying to you. Learn to ask enough questions to understand their problems or concerns.

If you can discern another person's problem or issue and demonstrate a solution. The will kick down your door to buy your product, service, or opportunity!

Foreign Language Learning For Business Success

If you understand a language then you will understand to a large extent the culture that goes with it, and if you understand the culture you will pick up on subtleties that you might otherwise miss. In any negotiation or business relationship the more you understand about the needs and wants of the other party the more likely you are to be able to reach an advantageous outcome (for both sides). This is well recognized, but less widely taken into account is the favourable impression that speaking another language gives about you, and this is what I want to consider.

In the international business world of today the English speaker is at a disadvantage in this regard because the international language of business is English. If you are not a native English speaker the obvious language to learn is English, whereas if you are and you want to learn a new language where do you start? Spanish, Chinese, Japanese, Russian or French are just a few in no particular order which come to mind.

Naturally if you are going to learn a language for business purposes, the language you choose will depend primarily on where you do business. However, in this era of the internet, cheap flights and cheap telephone calls, it is common to establish business relationships world-wide.

It is not realistic to start learning multiple languages well, and so the interesting question is what strategies can be employed to maximise the possibility of foreign language use, with the aim of increased business success in a global market?

The answer is to learn enough of a language to be polite. The potential impact of this is rarely considered, but what impression do you have of a visitor to your country who does not speak a single word of English ? My guess is not a great one. The thought process is often ‘that’s a bit rude’ or ‘it’s not that difficult to learn hello and goodbye’.

Exactly the same thought takes place in a business relationship because initial impressions count. Nevertheless how many English speakers who are building relationships with non English speaking countries take the time to learn hello or goodbye in the language. Even fewer bother to learn a few pleasantries and use them on the phone or face to face. The person who does that will stick out from the crowd and become human. It helps build and improve a relationship.

There is no need to become fluent in all the different languages that your customers speak. It is not possible and anyway English is recognized as the international language of business, but it is useful to remember that learning enough of a language to exchange pleasantries breaks through barriers and opens doors which might otherwise remain closed.

Benefits of Managments

Benefits Management refers to the management of benefits obtained from various change programs undertaken by an organisation. The function of Benefits Management is to: determine the benefits that each project would provide to an organisation; maximise the benefits for a project; and at the end of a project determine whether the predetermined benefits have actually been obtained. Benefits Management comes into focus before beginning a project, during the implementation of a project, as well as at the end of a project.

Benefits Management is quite different from project management. Traditional project management methodologies normally focus on time, cost, and quality and a project manager is responsible for administering and monitoring a project, and ensuring that it is completed on time. The benefits manager is responsible for benefit determination and evaluation of a project. In case of benefit determination, the task of a benefits manager begins before that of a project manager, i.e. before the implementation actually begins. Thereafter, on completion of the project, the task of the project manager ends, while the role of the benefit manager comes into focus in benefit evaluation. During the implementation of the project, the benefits manager and the project manager have to work in synchronisation with each other.
From the above discussion, it is clear that the first step in Benefits Management is determining the benefits that would be obtained from a project in a clear-cut manner; both the tangible as well as intangible benefits foreseen through a project need to be defined. These benefits need to be prioritised, which is necessary for the selection of the right project. The benefits manager also has to develop suitable measures and timeframes for the benefits. However, measuring the benefits of a project can be a difficult task. It becomes even more complicated in case of measuring intangible benefits. Surveys of staff members, customers, etc. can help in this process. Sometimes, statistical models are utilised for the measurement of benefits.

During the implementation of a project, at regular intervals, the benefits manager has to check whether the benefits are being achieved within the specified time frame. He also has to determine whether there is a possibility of maximising the benefits, and suggest appropriate measures to the project manager.
